Modular solutions and awkward shaped sites don't usually mix. Our challenge from UNITE was to get their student bedroom units to fit on a narrow site in Waterloo and still convince the planners that the originally consented office envelope would remain unaffected. Two previous attempts to build on the site had failed at the last minute for other developers and a planning delay would jeopardise our clients chances of success. The proposals have rationalised the scheme down to one consistent standard room module, optimising out- put from the client's off site manufacturing factory.Our philosophy is simple; if modern methods of construction are to be viable, the module needs to be the key design constraint and from every constraint there is an opportunity waiting to be discovered.
