Analysis of an industrial estate on the South Circular in Forest Hill has indicated that it has a stronger relationship with the surrounding residential neighbourhood than the highway network, offering opportunities for a new generation of tenants.
The research undertaken by Black Architecture as part of a feasibility study quickly identified that the existing estate had potential, through a refurbishment programme, to attract non-traditional occupants that would serve the local community and generate increased levels of rent. The retrofit would include a kit of parts offering flexible adaptations to each of the industrial units to suit a wide range of users and the introduction of new pedestrian entrances to improve connectivity.
The initial phase of fabric improvement work is underway, with insulation and cladding replaced, and the tired brickwork receiving a coat of paint. Tenants are being signed up, with expectation that a new community asset will soon emerge.
