Work has begun on a mix of new affordable rent homes at the two former garage sites at Pollards, Maples Cross, following the granting of planning consent by Three Rivers District Council in November 2023.
The smaller site will deliver two family sized houses with private gardens to the rear. A second larger plot accommodates eight two bedroom apartments over four floors, arranged either side of a central staircase. Corner balconies to the apartments deliver private space, supplementing the wider open space amenity provided by Beechen Wood to the north of the site. Both properties adopt similar materiality and detailing in response to the local suburban context.
As with all homes designed by Black, the properties are laid out with dual aspect living spaces to enable natural cross ventilation and are to be constructed to LETI standards to address the ongoing climate emergency declared by the Council.
